Maintenance Charge
Bournville Village Trusts stewardship at Lightmoor Village is generally new in most modern estate developments, but the exciting and innovative proposals for Lightmoor will allow the Trust to retain a long-term management of all houses in the estate whether owner-occupied or managed by the Trust. This management is for the benefit of all residents, as has been done for the last century in Bournville.
The open spaces, formal and informal, will similarly be managed by Bournville Village Trust for the benefit and enjoyment of all residents and others in the area.

The Trust benefits from legal obligations and conditions in the property transfer document (TP1) for all privately owned houses in the village, allowing comprehensive management of the village to high standards of stewardship.
Each household will make an annual contribution towards the cost of managing the village. For 2008 the annual Maintenance Charge is £261.
To achieve this high standard of management, the Trust will employ its own staff and use specialist consultants, advisors and contractors as required.
Some of the items that are currently included in the Maintenance Charge are:
- Communal Landscaping, Communal areas, Open Spaces and footpaths
- Communal Lighting for open space and footpaths
- IRS (Integrated Reception System)
- SUDS (Sustainable Urban Drainage)
- Insurance
- Annual Sinking Fund
- Legal Fees
- Consultancy Fees
- Estate Warden
- Service Charge
Included in the Maintenance Charge is a ‘Service Charge’. Residents that benefit from shared facilities or services (non-communal areas) are required to pay a contribution to the provision and maintenance of these shared services. For example where a resident benefits from a shared courtyard they would contribute to the annual cost of providing lighting, landscaping works and repairs and maintenance of this area.
An Administration Charge will also be included in the Maintenance Charge, which is to cover Bournville Village Trusts expenses of maintaining the Management Services, which would include; staff administration costs, postage, dealing with enquires and applications for property alterations and other contributing costs. This charge is 10% of the total costs of all the above Maintenance Charge items.
