What is a mutual exchange?
A mutual exchange is a way for tenants to exchange their tenancies without the need to go on a waiting list.
It gives tenants the opportunity to select their own property.
Tenants have the right to exchange their home with tenants of other landlords
You will need the written agreement of your current landlord before completing a mutual exchange.
Agreement will only be withheld for a very good reason for example:
- If either property is unsuitable for the person with whom you wish to exchange.
- Your rent account is not up-to-date.
- If there are any breaches of tenancy issues with either tenancy.
HOW DO I APPLY FOR A MUTUAL EXCHANGE?
Applying is very straightforward, simply call in or contact your area office and complete a mutual exchange form. Your property details (excluding your name and property number) will be displayed in our exchange register held at our Shenley and Bournville area offices. For Telford, the register is held by the Borough of Telford and Wrekin.
WHAT HAPPENS NEXT?
- Any tenant wishing to pursue a mutual exchange can view the register and if interested ask staff to make contact on their behalf with the other party. We will advise the other person of your interest and pass on your contact number.
- It is then up to both parties to arrange to view each others properties before deciding whether or not they wish to proceed.
- If you wish to exchange tenancies you should both complete a mutual exchange application form available at the area office.
- In order to ensure that both properties are suitable for exchange, your housing assistant together with a maintenance surveyor will carry out necessary checks on the tenancies and arrange to visit you at home.
- All that is left then is to arrange a convenient date for the exchange to take place.
HOW LONG DOES IT TAKE TO COMPLETE A MUTUAL EXCHANGE?
A mutual exchange can normally be completed within six weeks if there are no unforeseen problems.
