Market Rent

As well as providing homes for social rent, we let a small number of properties for market rent in Birmingham and Telford. Unlike social rented homes, where rent is capped, market rent is charged at the maximum rate for the property’s condition and location.

Market rent amounts to just 1.5% of all the homes we manage and as a not-for-profit organisation, all profit from them goes back into improving our social rented homes.

How can I apply for a market rent property?
We operate a different lettings system for market rent properties and advertise them with Rice Chamberlain and John Shepherd. To search for available homes, go to www.ricechamberlains.co.uk or www.johnshepherd.com

How do you decide which homes are for market rent?
When a rented home becomes available, we assess it against a range of criteria including repair and maintenance work needed. If a property needs a lot of investment to bring it up to a social housing standard, we may convert it to market rent to provide better value for money. Only homes developed and funded entirely by BVT can be converted to market rent.

Why are you offering homes for market rent?
There’s always been a mix of homes on the Bournville estate including homes for social rent, private rent, shared ownership, and homeownership. This mix means a range of people can live on the estate. Profit from market rent is also invested directly back into our planned improvement programmes, which will see us invest £30m on improving homes over the next five years.

I’m on the waiting list for a social rented home, will I be waiting longer?
Up to 170 socially rented homes (including bedsits, flats, and sheltered accommodation) become available for re-let each year. However, demand for homes is very high and some properties are limited. For example, in Bournville we have 53 four-bedroom homes that become available, on average, every three to four years.
