To keep rented homes well maintained, we replace items like bathrooms, kitchens, boilers, windows and doors, when they come to the end of their life.
We also carry out planned maintenance works to your home, such as painting, servicing communal systems, clearing gutters, inspections and safety checks.
Major home replacements
Major home replacements, also sometimes called major renewals, are when we replace parts of your home that wear out over time. These include:
- Kitchens and bathrooms.
- Boilers and heating systems.
- Windows and doors
- Fire doors in residential blocks and schemes.
We plan where and when work will happen based on the age and condition of these items.

Kitchens and bathrooms
We fit new kitchens and bathrooms to our homes in Birmingham and Telford. If you’re due to have a new kitchen or bathroom fitted, we’ll write to you. But if you have a question before then, please call us on 0300 333 6540. To report a kitchen or bathroom repair, go to our reporting a repair page.
We aim to replace kitchens every 20 years and bathrooms every 30 years. We don’t publish a programme for these works as they are property specific.

Boilers and heating
We fit new boilers to our homes in Birmingham and Telford. If you’re due to have a boiler replaced in your home, we’ll write to you. But, if you have a question about your heating before then, please call us on 0300 333 6540. To report a boiler or heating repair, go to our reporting a repair page.
We aim to replace boilers every 15 years and fit new full heating systems every 30 years. We don’t publish a programme for these works as they are property specific.

Windows and doors
As part of our work to make homes warmer and more energy efficient, we fit new front and rear doors to homes and replace timber and UPVC windows.

Planned maintenance works
Planned maintenance works are routine, scheduled works we do to maintain your home. It includes things like:
- Painting and redecoration.
- Cleaning gutters and other preventative up-keep.
- Servicing communal systems like door entries, lifts and alarms.
- Non-urgent works, such as repairing fencing and paving.

Redecoration
We paint the woodwork on the outside of homes every six years. As part of this, we will:
- Undertake surveys before painting to identify any external repairs to pre-painted surfaces.
- We may wash down and clean pre-finished surfaces like UPVC fascias, UPVC soffits, UPVC cladding or UPVC windows/doors.
- We may clean out guttering and downpipes to make sure they’re free flowing.
- If you live in a block of flats, we’ll maintain the outside of the block as part of this programme.

Fire doors
As part of our work to boost fire safety in residential blocks and schemes, including at our extra care and sheltered homes, we’ve improved the standard of fire doors. Over the next two years, we’ll replace hundreds of fire doors.

You play an important role in making your flat fire safe by:
- Keeping fire doors shut when not in use.
- Not tampering with self-closing door devices.
- Reporting any faults or damages immediately by calling us on 0300 333 6540.

Lift servicing
We carry out lift inspections every six months alongside regular maintenance throughout the year. You can read more about lift safety on our home and building safety page.
